3/21/2016 - 3/27/2016

It is common for agents to wait until after a holiday weekend to list a property, due to concerns that the holiday will affect their open house traffic.  Despite this,  Easter Sunday didn't seem to significantly interrupt Redwood City market activity, as 13 new homes were listed for sale, which is only 3 less than the 16 the week prior.  With only 4 sales going into contract, this helped boost our inventory above 40 for the first time in 2016.

The average of nearly $1,000/SF is quite a staggering number for Redwood City sales.  I would expect this in a sample size of only a few sales, where one outlier could heavily skew the average, but this week saw 12 closed sales, making that number a bit more meaningful.  For the record, the highest price/SF sale this past week was a 2 bed, 1 bath, 810 S/F home in Emerald Hills that sold for $1,200,000 - that's $1,481 per square foot!
