This week's sales numbers are averaged from just 3 closed sales, and are heavily skewed by one sale in particular. 656 Hillcrest Way, a gorgeous 5BD/3.5BA Tudor style home with panoramic Bay Views, sold in Emerald Hills for $3,748,000. Despite the large price tag, it actually dragged this week's Price/Square foot numbers down due to it's massive 5,130 square foot floorplan.
Another of this week's sales, 176 Santa Clara Avenue, sold after sitting on the market for 141 days, which explains our 74 days on market average for the week. Seeing older inventory sold and cleared off the market is an encouraging sign, we'll see if this continues through the end of winter.
