Inventory didn't rebound following Father's Day weekend the way I expected it might. We've now dropped back into the 30's after an encouraging surge that sent us as high as 52 single-family homes for sale.
17 closed sales this past week represents a larger than usual weekly sample size, offering us a more telling market snapshot than we might get most other weeks. Our nearly $2 million average sales price is only about 5% higher than our year to date average of $1,850,000. Price per square foot is also fairly even with our year to date average, which is just over the $1,050 mark. But what isn't out of the ordinary for 2018 is still remarkable in the bigger picture. Just 4 years ago, in 2014, our average sales price for a single-family home was under $1.2 million, and price per square foot was under $700. That's over 50% growth in both of those statistics in just 4 years...
