This past week saw a slight dip in inventory, but nothing huge. This week should see a much more dramatic dip in inventory, as the flow of new listings will be interrupted by the upcoming Labor Day weekend.
We had a large sample size of closed transactions to analyze this past week, and despite the average DOM of 25 days, our sales numbers are still looking strong. 16 home purchases went final last week at an average of $1,616,675, and 4.5% over the asking price. 4 of those 16 sales closed at $2 million or over, with the highest sale registering at $2,940,000. That sale was a 3,800 S/F, 5BD/3BA home with a pool and Bay Views in the Woodside Estates near the top of Farm Hill Boulevard.
