5/9/2016 - 5/15/2016

Part of adjusting to a market with a considerably higher inventory than what we had grown accustomed to means being prepared for the possibility that your home might not sell immediately.  Last year, with such tight supply, buyers didn't have the luxury of shopping around because they knew if they were slow to act on a property they liked, someone else would snatch it up.  Now, with nearly double the inventory we had in May of 2015, buyers are starting to be able to house hunt with a bit less urgency.  For sellers, this may mean having their agent host an extra open house or two as they search for the right offer.  

With this being said, certain neighborhoods are still seeing buyer activity similar to what we saw in 2015.  Closed sales in Mt. Carmel and Woodside Plaza since the beginning of March are averaging just 11 days on the market, as opposed to an average of 19 days city wide.
