For the second week in a row, average price per square foot of closed sales saw a significant dropoff. This week's average of $737 is the lowest we have seen in 20 weeks, when there were only 2 closed sales at an average of $617/SF. This time last year we were hovering around the $800-$900 range.
77 Nottingham Avenue (near the Target plaza), a remodeled 4 bed/2bath 1,590 SF home, sold for $738,000 - that's just $464/SF. We won't read too much into this just yet, as this home was certainly not in the most desirable location, and there is a field of utility boxes basically in its front yard. Still, we'll be monitoring price/SF in the coming weeks to see if these lower numbers persist.
