2 of the 3 transactions that closed escrow this week wound up selling for over $2 million, with one 4,000 + SF home selling for $2.84 million on Arlington Road. Not the most telling representation of Redwood City's current real estate climate, but it makes for some flashy average sales numbers. The 9 homes that listed present a much more accurate snapshot of our market: averaging 3 beds, 3 baths, 1,804 SF of house on 8,868 SF of lot, offered at an average of $1,401,167. These numbers sound more like the Mt. Carmel or Woodside Plaza homes that have played such a huge role in making Redwood City an appealing/affordable alternative to neighborhoods in Palo Alto or Menlo Park with similar aesthetics and walkability.
