I didn't actually post an update last week, but I've included the data in the "Week Prior" column of this chart. However, since I didn't pull the data at the time, I'm unable to give an exact number for how many active listings we had a week ago today.
These past 2 weeks, which include a total of 31 sales, have been remarkably consistent, closing at over $1,000/square foot and about $55,000 over the asking price. One thing that is worth noting is that, while 3% over the asking price might not seem like a whole lot, especially given that just a few years ago we regularly closed at 10% over, when expressed as a dollar value it seems much more significant. Now that homes sell at an average of nearly $2 million, that 3% comes out to $50-$60k, as opposed to the $30-$40k it would have been when I started these updates a few years ago. Hopefully that helps put these sales to list price numbers into context a bit.
