As the market winds down for the holidays, fewer new listings are hitting the market, and some older listings are being pulled off altogether. For the homes that are staying on the market, these next few weeks leading up to Christmas are crucial. Sellers may be anxious to get into contract before Christmas, and more likely to negotiate offer terms with a buyer.
In the meantime, our weekly sales statistics continue to be reflective of the market shift we saw over the past couple of months. Sales to list ratio is just barely over 1, and our average days on market is right around a month - a stark contract from the 10-15 days we saw for much of the year. Further, the 72 single-family homes listed for sale in RWC have been on the market for an average of 44 days, a clear indicator that homes are staying on the market much longer of late.
