10 new listings last week was a refreshing sight to see in the first week of the new year. Last year, inventory didn't see double digit new listings until the end of January. We'll see if this week can continue the trend.
In other news, the 6 sales that closed this week did so in an average of 41 days on the market. This is rather uncharacteristic of the Redwood City market, but also heavily skewed by one listing at 1197 18th Avenue in the Friendly Acres neighborhood which sat on the market for 134 days. Take that property out of the equation and our average DOM drops back down to 22 days, though still on the high side for what we've grown accustomed to here in our low supply high demand market. Still, I wouldn't put much stock into DOM numbers unless they are sustained through multiple weeks/months. So much can fluctuate when your sample size is only a handful of sales.
