Last week's 17 closed sales provide a much larger weekly sample size than usual, which puts a bit more weight into the average sale numbers. That being said, our average sales price of nearly $2 million is unusually high as well. However, this is more representative of the neighborhoods and condition of the homes that were sold, rather than the true average sales price of a Redwood City home nearing $2 million. Many of the sales were concentrated in Emerald Hills, where there has been a precedent for $2 million sales for quite some time, and Mt. Carmel, where the $2 million dollar sale is becoming more and more common. Many of the properties sold were also completely remodeled, and the most expensive sale was high-end new construction.
