Redwood City actually saw fewer new listings in the month of February than it did in January. Every city north of Redwood City up to San Mateo saw an increase in volume of new listings during that time. Last week provided a mini surge however, with 13 new listings coming on the market. Today alone we have already seen 3 new listings go live, so our current total of active listings is actually 27 , not 24. The pleasant weather we've seen over the past week + has probably helped push some sellers into listing, knowing they wouldn't have to worry about the stress that comes with hosting an open house during a rain storm.
The homes that are on the market are selling fast, due in part simply to the dearth of supply. If you average out the past two weeks, 22 sales closed in Redwood City an average of just 11 days on the market. This statistic is even more impressive when you take into account the fact that the national average days on market total for the month of February was 90 days! (per Realtor.com statistics)
