1/2/2017 - 1/8/2017

While many of the homes currently active in Redwood City have been on the market for some time, the more recently listed ones seem to be selling quick.  The 12 single family homes currently active in Redwood City have been on the market for an average of 60 days.  By contrast, the three sales that closed this past week were on the market for only 4, 6, & 12 days respectively.  This would indicate that despite the high average DOM for active listings, there are plenty of buyers out there waiting for fresh opportunity.  

For what it's worth, one of the "active" listings skewing the average DOM number, isn't actually active.  125 D street, which shows as avtive on MLS for 94 days, is actually a probate sale for which an offer was accepted some time ago.  It has been sitting on the market awaiting its court overbid auction date, which happens to be today.  Minimum bid is set at $810,500.

With the weather set to clear up a bit by this weekend, perhaps we'll see a few more homes listed.  It's possible that a few sellers have been deterred from listing their homes by the prospect of rainy weather ruining their open house turnout.  Stay tuned!
