Inventory is starting to tighten up as we head into the holiday season.  This is par for the course this time of year, as many people hold off on listing their homes until after the holidays.  Buyers should not be deterred by this however, as sellers who are on the market still will become increasingly anxious to get into contract the closer we get to the holidays.  For this reason, these next couple of weeks could prove to be an opportune time to find a seller willing to compromise on terms.

Here are some highlights from this past weeks 11 closed sales:
Highest Sale Price: $1,798,000 - 3 bedroom, 2 bath 2,564 S/F home on Northview Way in Emerald Hills.

Lowest Sale Price: $649,000 - 3 bedroom, 1 bath - 1,730 S/F home on Charter Street just across Middlefield from Costco (this home needed a lot of TLC)

Highest Price per Square Foot: $1,042 - 2 bed, 1 bath home on Harrison Avenue at 710 S/F sold for $740,000

Lowest Price per Square Foot: $376 - the same home on Charter Street mentioned above
